Pierson Property Management offers Property Management & Leasing Services in Burleigh & MortonCounty. Whether you're only looking to find a tenant or would like full management services - we have you covered! We take pride in our prompt communication, making sure your rental is compliant, keeping tenants happy, and maximizing your profit. Pierson Property Management offers two services (below) that can be utilized together or separately.
Leasing Service
- Coordinate photos of the property with a professional photographer (usually the cost is $150 and it's well worth your investment). This is what is going to get renters through the door and an essential part of the marketing process. We do NOT recommend cell phone photos.
- For Rent Sign (optional) so potential renters driving/walking by can see your property is for rent.
- Secure a lockbox on the property and handle keys (if there is no "punch code access" on the door lock).
- Help you determine market value rent for your unit. The decision is ultimately yours, however we will make a recommendation for what you should charge for rent based on other listings in the area.
- List your property on Facebook Marketplace, Zillow Rentals, Apartments.com and many other rental listing websites.
- Provide you with updates on your rental listing's performance
- Do a background and credit check on potential renters
- Show the property to potential renters
- Sign the lease
- Perform a move-in inspection with the tenant
- Coordinate getting the keys to the renter
- Coordinate utility transfers with the tenant
- Confirm the tenant has renter's insurance
- Access to an exclusive portal that provides you with reporting and updates on your listing performance, applications, showings, appointments, and more!
- Once a renter signs a lease we will collect the first, last & security deposit and transfer the funds to your account (minus our Leasing Fee of one month's rent).
- Comply with Fair Housing Guidelines
If you use our Leasing Service (above) ONLY, then our services end here and you will be in direct communication with the tenant(s) moving forward. If you'd like to go one step further, we offer Property Management services (below).
Property Management Service
- Everything in Leasing Service
- We will be in full contact with the tenant(s) and take over all communication
- Collect the tenant's first & last month's rent and security deposit
- Collect monthly rent from the tenant and send to you (minus the management fee) as well as send you amonthly updated report on how the property/tenants are doing.
- Help with any issues/maintenance that arises during the lease term (like the hot water notworking and so on). We will get estimates for you and (with your approval) coordinate the work to be done and send you the invoice.
- Perform move-out inspection walks and collect proper move-out fees for any said damages or cleaning needed and search for a new tenant and perform leasing services above.
- Coordinate lawn and snow services (if applicable). We will get you a quote for this and can either pay the company directly (with the funds you send to me) or have the company bill you directly.
- If a tenant is NOT paying, we coordinate eviction notices for you with the local sheriff.
In the event of a tenant needing to be evicted, we would coordinate an attorney for you if you don’t already have one. We would not be attending court, your attorney will do that on your behalf.
